Keep the first check outside the hazard

Stay out of standing water near electricity, unstable rooms and suspected contaminated areas. For immediate danger, contact the appropriate emergency service. This checklist supports preparation; it does not establish that a building is safe to enter.

Describe what you can observe

Note the discovery time, affected rooms, visible water path and source if known. Explain whether water is still entering. Do not move into unsafe areas to improve your description. A limited but accurate account is more useful than an assumed diagnosis.

Identify the property and authorization

Have the complete street address, unit, entrance and access details ready. In a shared building, identify the owner, manager or association contact responsible for authorizing work. Confirm whether the business accepts your address and situation before arranging a visit.

Ask about the assessment before booking

Confirm who receives the enquiry, any assessment charge, what the visit includes and whether emergency work creates additional charges. Compare the hiring questions and distinguish removal from drying.

Retain the record
